Our by-appointment showroom is at 49–55 Fleece Road, Long Ditton, Surrey KT6 5JR. We serve clients across Surrey and South West London — including Esher, Cobham, Surbiton, Wimbledon, Claygate, Thames Ditton, Kingston, Weybridge and Ockham.

No — BK11 is a complete turn-key studio. We design, supply and install every project ourselves. One studio, one point of contact, full accountability from your first sketch to the final aftercare visit.

The initial showroom consultation is complimentary. To proceed into the full design stage we take a deposit of £350 inc VAT — which is reimbursed in full against your products invoice when you sign up to the project.

An industry-leading 11-year workmanship guarantee on all bathroom and kitchen installations, and a 5-year guarantee on wet room projects. Manufacturer warranties on fittings sit on top of this.

Yes. Our bespoke cabinetry and joinery is hand-crafted in our own workshop in Cobham, Surrey — which means we control quality, lead times and detail in a way that off-the-shelf kitchen suppliers simply can't.

Design typically takes 4–8 weeks depending on complexity, with installation running from 4–10 weeks on site for most bathrooms and 6–14 weeks for kitchens. We agree a clear programme with you before any work begins, and we stick to it.

Yes. From your first showroom appointment through to installation and aftercare, you'll work with the same dedicated designer — supported by our wider team and by Ben himself, who personally oversees aftercare.

Yes — every unseen aspect of the project (structural works, first-fix plumbing, electrics, ventilation, lighting design and tiling) is included and managed by us. You deal with one company, not five trades.

Absolutely. We specialise in beautiful accessible bathrooms that don't compromise on design, and full wellness suites — steam, sauna, lighting design and bespoke water features for clients who want a sanctuary at home.
